Next phase planned for Lawley Village
25th July 2012
A planning application for nearly 400 new homes on the edge of Telford has been submitted to Telford and Wrekin Council by Lawley Village Developer Group.
The properties will make up phase six of the overall project which is turning a 330 acre area of land to the west of the town into a sustainable new community. Already around 440 homes have been built at the site.
The consortium application by leading housebuilders, Persimmon Homes, Barratt Homes and Taylor Wimpey will bring a total of 388 one, two, three and four bedroom properties to a 28 acre section of the development and £62.5 million of investment.
The scheme also continues to receive support and investment through the government's Homes and Communities Agency (HCA) - landowners at Lawley and the agency responsible for working together with the residential and commercial development partners and the local authority to ensure plans meet local ambitions.
It is expected that at least 15 per cent of the homes will be affordable, offered to local people through the Bournville Village Trust and Sanctuary Housing Association. Subject to planning, the first homes should be completed by June 2013 and the whole of phase six by 2016.
The consortium has already created phases one, two and four. Another eight phases, including number six, are planned. It is anticipated that the entire project will take until 2028 to complete.
The homes at phase six will follow the traditional look of the existing properties on phase one and will be located in prime position adjacent to the existing Lawley Village Green and playing fields. The development will also provide residents with a new link from this green space to the new the public open spaces on phase one.
Guy Scott, Project Director for the Lawley Village Developer Group said, "We are pleased to have submitted the planning application for this next phase of Lawley Village. It completes one of the four character areas of the overall scheme, which is another important milestone in this project and points to the developers' confidence in the region's housing market.
"Phase six will continue to bring significant investment to the town providing new jobs and supply opportunities. Moreover the overall scheme provides numerous community benefits including financial contributions to highways, public transport, education, sports and open space facilities within the area."
David Charmbury, area manager for the HCA in the Midlands said; "We know through working closely with Telford and Wrekin Council just how important Lawley is to the Borough and its plans for growth.
"We have strived to maintain momentum on this important scheme through what is still a difficult housing market and ensure high quality design and construction is preserved. We have done this through strong relationships with partners delivering at Lawley and through tools like the Lawley Design Code, which has been worked up with the local community and the Council to ensure high standards are achieved."
Lawley Village is one of the largest sustainable urban residential led developments of its kind in the UK ultimately providing some 3500 new homes, alongside new retail, commercial, education and leisure facilities.
